The Selling Process

 

1.IDENTIFY YOUR AGENT AND YOUR GOALS

A trustworthy, experienced agent seeks to understand your motives and assess your position in the current market before presenting you with the best strategy to achieve your goals. 


2. LEARN YOUR HOME'S TRUE VALUE

Your agent presents a pricing strategy that considers all contributing factors. Market conditions, buyer expectations, neighborhood trends, features that distinguish your home and your goals are analyzed to determine your home's value. 


3. PREPARE YOUR HOME FOR MARKET

Fresh paint, streamlined closets, clean carpets and staging can make a difference in competing for buyers' interests. Your agent may suggest any of these so that your home makes a favorable impression.


4. LIST AND SHOW THE PROPERTY 

Effective real estate listings combine multi-channel marketing strategies that your agent initiates, from digital placements to open houses to leveraging the agent's network. Your agent ensures that your listing accurately describes the home in the most flattering light to attract serious buyers and accelerate the purchase. 

5. OFFER, NEGOTIATIONS AND CONTRACT

An experienced agent has negotiated hundreds of deals and can anticipate challenges and opportunities for the seller. When an offer is received, your agent reviews the terms in the contract and assists you in negotiating. Once you and the buyer reach an agreement, a legal contract is executed and sent to the attorneys for review.


6. ATTORNEY REVIEW

The lawyers for both the seller and buyer work to finalize the contract. They will also address any requests from the buyer based on the home inspection and review any relevant documents related to the sale. The final contract includes resolutions to all outstanding issues. 


7. PREPARE FOR MOVING AND CLOSING 

The seller is responsible for emptying the house and leaving it broom swept and cleaned for a final walk-through by the buyers and their agent. The closing takes place at a title company. Before the closing, sellers deliver originally signed documents to their attorney so that they do not have to attend the closing.
